Situated across from the scenic Woodlands Golf Course in the bayside suburb of Mordialloc, The Tender Loving Care (TLC) Healthcare Mordialloc precinct represents a significant advancement in integrated care services as Australia's first intergenerational healthcare precinct. Combining residential aged care, early learning, hospitality and a community medical centre, encourages people of all ages to coexist and flourish.

Completed in 2023, TLC Healthcare Mordialloc precinct won the Urban Development Institute of Australia, Victoria Senior's Living Award in the category of Excellence in Design Innovation.

First-of-its-kind intergenerational care

TLC features 147 residential aged care rooms, including 30 dementia specific residences, each fitted with modern amenities, tailored for the needs of elderly residents. All rooms provide warm natural lighting with a spacious ensuite bathroom, ensuring both privacy and convenience. The design focuses on accessibility, incorporating wide doorways and non-slip flooring to support residents with mobility challenges. To ensure resident safety and provide peace of mind for families, a monitoring system was installed with built-in floor sensors to detect possible falls, enabling quick response to residents' medical needs.

The ground floor is dedicated to communal areas, including a welcoming lobby and reception where residents and visitors are greeted. This floor also hosts a café, which provides a lively but relaxed social hub for residents, staff, and visitors. Facilities open to the community are centrally located at the McCaffery Place entry side of the building. These consist of a 6-doctor medical center and the TLC health club, which features a 20-meter warm water swimming pool, gym, and pilates studio. These amenities are staffed by trained professionals and are accessible to both aged care residents and Mordialloc locals.

The upper floors of the complex house an early learning center, a key component of the facility's intergenerational approach. TLC's program consists of regular activities which encourage interactions between the young and elderly, fostering a mutual respect and creating a nurturing environment for all.

Supplying for multiple requirements in one project

Detail Door Hardware required a supplier with an extensive product portfolio to specify and meet accessibility requirements for all areas of the precinct as a complete solution. The hardware needed to comply with Australian Standard AS1905.1.2015 for fire door assemblies and AS1428.1.2021 for access and mobility DDA compliance. With different functional requirements throughout each area of the building, Allegion was chosen by TLC, being a trusted supplier of hardware for seven of their previous aged care projects.

Allegion assisted in scheduling the products and addressed Detail Door Hardware’s technical queries such handing of levers, specifically when certain doors were changed during the design phase. The Allegion team were able to quickly adapt and provide the correct solution, fast tracking any amendments and maintaining project timelines.
